About
KeysNest
-
KeysNest takes care of the day-to-day management of your short-term rental from creating and optimising your listing to guest communication, check-ins, cleaning coordination and ongoing support.
Our aim is simple: to make hosting easier, give your guests a great experience and help your home perform at its best while giving you the freedom to step away.
Travel freely. Let your home take you further.
-
KeysNest is for homeowners who want to make use of their property while they are away without taking on the work of becoming a full-time host.
You might be travelling for a few weeks, spending several months abroad, living between two countries or simply have a home that sits empty for part of the year.
-
Most traditional management companies charge a percentage of your booking revenue, often around 18–23%.
KeysNest works differently.
We offer subscription-based management from £399 per month, with the monthly fee determined by the size and requirements of your property.
That means our management fee doesn't automatically increase simply because your property earns more.
Your property. Your income. One simple fee.
-
We understand why you might feel cautious. KeysNest was born from a similar experience.
When we entrusted our own home to a property management agency while travelling, we expected peace of mind. Instead, we found ourselves dealing with poor communication, limited visibility over what was happening at the property and complicated charges that were difficult to understand.
That experience shaped the way we built KeysNest.
We believe homeowners deserve clear communication, transparent costs and genuine care for their home. You shouldn’t have to constantly chase your property manager or worry about what you might find when you return.
Our aim is simple:
To give you the confidence to step away, knowing your home is being looked after properly. -
We focus on selected areas of South West London, while welcoming enquiries from homeowners across London.
If your property is outside our core area, get in touch and tell us a little about your home. We’ll be happy to see whether KeysNest is the right fit.
-
Yes.
We manage studios, flats and houses, which is why our subscription pricing is based on the size and requirements of the individual property rather than applying the same fee to every home.
Whether you have an open studio, one-bedroom apartment or a larger family house, we'll recommend the plan that best suits your property.
About
Your Home
-
This was one of our biggest concerns when we first entrusted our home to someone else.
We check the property between stays, monitor its condition, coordinate professional cleaning and pay attention to anything that appears damaged, missing or in need of maintenance.
If something needs attention, we deal with it rather than allowing a small issue to become a bigger one.
-
No short-term letting can be completely risk-free and we would never pretend otherwise.
Our role is to minimise that risk through careful booking management, clear house rules, good communication and checks between stays.
If we discover damage, we document it, inform you and take the appropriate steps with the booking platform or guest where applicable.
-
Clear expectations start before a guest arrives.
We communicate the house rules and make sure guests understand that they are staying in someone's home rather than an anonymous hotel room.
We also pay attention to the nature of bookings and any concerns that may arise before or during a stay.
-
Absolutely.
It is your home.
We will discuss what matters to you before the property goes live and incorporate appropriate rules covering areas such as smoking, parties, pets, occupancy and use of particular areas of the home.
-
Not necessarily.
Part of our initial assessment is deciding together what can comfortably remain and what should be stored securely while guests are staying.
A home doesn't have to become empty and impersonal to be successfully hosted.
-
Not every homeowner wants to let their property all year round. Many simply want their home to work for them while they're travelling or spending time elsewhere.
Tell us when and for how long you expect to be away and we'll look at whether short-term letting makes sense for your property during that period.
-
No.
Your property doesn't need to be available all year.
KeysNest can work particularly well for homeowners who travel frequently, spend part of the year abroad or simply want their home to generate income while they're away.
You decide when your property is available.
Travel freely. We'll take care of the hosting.
While
You're Away
-
No — that's one of the main reasons KeysNest exists.
We take care of routine guest communication, arrival information, questions during the stay and check-out.
You shouldn't be answering guest messages from a beach, an airport or another time zone.
-
We deal with the situation locally whenever possible.
Whether it's a maintenance problem, something a guest cannot operate or an issue discovered during a property check, we assess what needs to be done and organise the appropriate response.
We contact you when a decision genuinely requires your involvement, not for every small operational matter.
-
As much or as little as you would like.
You remain the homeowner and always retain control over important decisions, but our job is to remove the everyday work from you.
We keep you informed without making you manage the property from a distance.
-
Yes. Indeed, homeowners travelling or spending extended periods away are exactly the people KeysNest was created to help.
Our own experience of trying to manage our London home while thousands of miles away is part of the reason KeysNest exists.
-
We agree the most appropriate access arrangement with you before your home goes live. Depending on the property, this may involve secure key storage, a keysafe or another suitable method of guest access.
Access details are managed carefully and shared only when necessary for a confirmed stay.
Cleaning & Property Care
-
We arrange the cleaning and preparation of the property between guest stays.
The objective isn't simply to make the home look clean for the next arrival. It is also an opportunity to check the property's condition and notice anything that requires attention.
-
Our changeover process includes checking the home as well as preparing it for the next guests.
We look for unusual wear, damage, missing items and maintenance issues rather than simply closing the door once the cleaning is finished.
-
We believe small problems should be dealt with before they become large ones.
With Chris's practical experience in building and property, KeysNest can assess many everyday maintenance issues and arrange suitable repairs where required.
For significant work or expenditure, we would discuss it with you before proceeding except where urgent action is necessary to protect the property.
-
Yes.
Ariel brings an art and design background to KeysNest, so we can recommend thoughtful changes to styling, artwork, furniture placement and presentation where they would improve the property.
We don't believe every home should look the same. The aim is to bring out the best in your home.
Bookings &
Your Availability
-
Of course.
It remains your home.
Tell us when you want to use it and those dates can be kept unavailable for guests.
-
That's completely fine. It is actually the whole idea of KeysNest.
You don't need to turn your home into a permanent holiday rental.
If you're away for a few weeks or several months, we can discuss a strategy that works around your plans.
-
No.
Our objective is not simply to fill every available night at any cost. Protecting the property and attracting appropriate guests are equally important.
-
We keep you informed about your bookings, income and how your property is performing, with clear and straightforward communication.
-
Yes.
We can help prepare, optimise and manage your listing so that your home is presented professionally and accurately to potential guests.
We can also review an existing listing and identify opportunities to improve its presentation, pricing and guest experience.
-
Absolutely.
It's your home, and you remain in control of its availability and the decisions that matter to you.
KeysNest takes care of the everyday hosting responsibilities while keeping you informed, so you can be involved as much, or as little, as you prefer.
Income & Pricing
-
Every home is different.
Potential income depends on the property, location, time of year, availability, local demand and the length and type of stays you are comfortable accepting.
Rather than promising a generic figure, we prefer to look at the individual property and discuss a realistic strategy with you.
-
Pricing should respond to demand rather than remain fixed throughout the year.
We consider factors such as seasonality, local events, comparable properties, length of stay and booking demand while also taking your own objectives into account.
The goal isn't simply maximum occupancy. It is finding the right balance between returns, quality of booking and care for your home.
-
Yes.
Transparency is particularly important to us. You should understand what your home is generating, what you are paying and why.
Fees & Transparency
-
Our subscription management plans start from £399 per month, with different plans available for flats and houses depending on the size and requirements of the property.
Instead of taking a percentage of every booking, you pay a clear monthly management fee.
We'll recommend the most suitable plan after learning a little more about your property and how you'd like it managed.
-
No.
KeysNest does not charge the traditional 18–23% management commission on your booking revenue.
You pay your agreed monthly subscription instead, allowing you to keep more of what your home earns.
Standard booking-platform fees and any separately agreed property expenses or additional services are not included in the KeysNest subscription fee.
-
No.
One of the experiences that led us to create KeysNest was receiving unnecessarily complicated invoices and struggling to understand certain charges.
We don't want our homeowners to have the same experience.
Costs should be clear, understandable and discussed with you, not hidden in complicated breakdowns.
-
We believe successful hosting shouldn't automatically mean a bigger management bill.
With percentage-based management, the more your property earns, the more you pay your management company.
Our subscription model gives homeowners greater transparency and predictable management costs while allowing them to retain more of the upside when their property performs well.
-
Your KeysNest subscription is designed to take care of the essential day-to-day work involved in professionally managing your short-term rental.
Depending on your plan and property requirements, this can include listing management and optimisation, guest communication, booking coordination, check-in support, cleaning coordination and ongoing property oversight.
Before you join, we'll clearly explain what's included in your plan and identify any services or property expenses that are charged separately.
-
We coordinate cleaning and can help arrange maintenance when required, so you don't have to manage different suppliers yourself.
Cleaning, linen, maintenance, repairs, replacement items and other property-specific costs may be charged separately from your monthly subscription.
We'll always aim to keep these costs transparent.
-
You're not alone. Some homeowners come to us after experiencing poor communication, inconsistent standards, unexpected costs or simply feeling disconnected from what's happening in their own property.
KeysNest was created around a more personal and transparent approach.
We'll take the time to understand what didn't work previously, review your property and existing setup and explain clearly how we would manage things differently.
No complicated percentage calculations. No unnecessary layers.
One home. One plan. One simple monthly fee.
Getting Started
-
Getting started is simple.
You can get in touch with us by filling in our enquiry form, sending us an email, texting us or giving us a call.
Tell us about your property, where it's located and how you'd like to use it. We'll review its potential and discuss how to manage it and recommend the appropriate subscription plan.If we're a good fit, we'll guide you through the setup and prepare your property for hosting.
Ready to see what your home could do?
Get in touch with KeysNest and we'll take it from there.
-
We start by getting to know both you and your home.
We look at its condition, layout, amenities, presentation, practical requirements and anything particularly important to you.
From there, we can prepare the property, agree the house rules, create or optimise the listing and get everything ready before accepting guests.
-
It depends on how ready the property already is.
Rather than rushing a home online, we prefer to make sure it is properly prepared from the beginning.
After seeing the property, we can give you a realistic timeframe.
-
Homeowners should make sure their insurance is appropriate for the way the property will be used. Cover provided by individual booking platforms should not automatically be treated as a replacement for your own appropriate insurance.
We can discuss what you should check before the property goes live, but your insurance provider should confirm your individual cover.
-
Yes. Requirements can vary depending on the location, property and how frequently it is let.
We will highlight relevant practical considerations during onboarding, but homeowners remain responsible for ensuring their property can legally be used for short-term accommodation and for obtaining any permissions or approvals that may be required.
